Environmental Asset Management
EBX is involved in many Environmental Asset Management projects. Two projects, one in Montana and the other in Texas help describe how we are able to provide solutions for our clients.
EBX advises landowners regarding the identification, assessment, and valuation of a property’s environmental assets. After working with clients to determine the value of a property’s environmental attributes, EBX can provide capital to help attain the highest value for the environmental assets.
Environmental Asset Analysis focuses on identifying and capitalizing on the multiple asset values of a single piece of land. These assets are defined as:
- the underlying value of the land,
- the value of its natural resources, and
- the value of its environmental assets.
This approach creates value through integration. Environmental Asset Management also combines conservation incentives with market-based programs. This dynamic and comprehensive approach to land management meets the needs of public land agencies, private land owners and investors alike as conservation, environmental, and economic objectives are emphasized for each project.
The Caper’s Ridge and Nevada Spring Creek Restoration Projects are examples of the Environmental Asset Analysis approach to project development, which is of increasing focus at EBX. The Nevada Spring Creek project is underway, and the Caper’s Ridge project is being considered for investment.

Nevada Spring Creek - Powell County, Montana
Opportunity
This 1,385 acre cattle ranch in the Blackfoot Valley of Montana was characterized by severely degraded habitat and water resources but contained a 4.3 mile spring creek identified as the number one stream restoration priority in a 1.5 million acre watershed by land management agencies and the conservation community. EBX in conjunction with their partner, Oxbow Land Management, has assisted with evaluating the multiple asset value of the land, and with identifying opportunities to address numerous conservation, environmental, and economic goals.
Outcome & Success
To restore the stream to a healthier and more productive function, an integrated resource approach was required. This necessity provided the opportunity for bringing many of the other land assets to market: wetland and stream mitigation credit sales, sustainable agriculture, recreational use, conservation banking opportunities, and water lease opportunities.

Opportunity
This 3,100 acre tract of land that overlooks the Trinity River is currently managed for timber resources but presents an opportunity for other types of marketable resources. The proximity of the land to Houston combined with its high real estate, recreational, and ecosystem value translates into the possibility of combining conservation incentives with market-based programs. EBX is considering the following activities on the land: Stream, Wetland & Carbon Mitigation Credit Sales; Sustainable Timber Management and Sales; Green Development; Sales of Conserved Land Parcels; Cattle Grazing and Equestrian and Organized Hunting Lease sales.
